New Hotels in Florence for Autumn 2026: Palazzo Sogni and Borgo Pignano Florence

Florence does not get many brand new luxury hotels in a year, so two openings in one autumn is real news. Here is what has opened, where it is, and who I think each one suits. I am also covering the rental rule change in the historic center, because it affects how many travelers book.

Palazzo Sogni, Via de' Martelli

Palazzo Sogni opened on 1 October on Via de' Martelli, the street that links the Duomo with San Lorenzo. It is a boutique hotel with frescoed rooms, a spa, a secret garden and a rooftop restaurant. The location is about as central as it gets: you can walk to the Baptistery in a couple of minutes, and the Medici Chapels and Mercato Centrale are just around the corner. I would pick it for a first trip when you want to walk everywhere. Source: The Florentine.

Borgo Pignano Florence, Montughi hill

Borgo Pignano, the country estate near Volterra, has opened its second property on the Montughi hill on the northern edge of the city. The idea is a Tuscan country house feel inside Florence. Culinary director Stefano Cavallini runs two restaurants: Essenza, a brasserie built around the rotisserie, and Cedrus, a garden facing seafood restaurant. This one suits travelers who want calm, green space and a car or taxi ride into the center rather than staying in the thick of it. Sources: The Florentine and Accomodati Notizie.

The short term rental rules have tightened

Since 21 June 2026, the city of Florence no longer allows new short term holiday rentals to start in the historic core (zone A, subzone A1) or in subzones A3 and A4. Apartments that were already legally rented to tourists in 2024 can continue during a transition period, so you will still see listings. Hotels and licensed guesthouses are not affected. In practice, if you are booking an apartment in the center, check that the listing shows its registration code, and expect fewer new options than in past years. This is one reason I steer most first time visitors toward hotels. My comparison of hotels vs apartment rentals in Florence goes deeper.

My take

New hotels often run their best value in the first season while they settle in, and November and early December are calmer months in Florence. If either of these appeals, now is a good time to look.
